What percentage of homes are over $2 million

This house is in the northeast part of the city, a few blocks from Ernest E. Debs Regional Park, where the walking trails offer views of the San Gabriel Mountains and downtown Los Angeles. The neighborhood is quiet, but just a five-minute drive or a 20-minute walk from the popular restaurants and bars on North Figueroa Street, in Highland Park. Pasadena and downtown Los Angeles are about 15 minutes away, as is Occidental College, in Eagle Rock.

Size: 2,603 square feet

Price per square foot: $766

Indoors: The house sits on a hill, with a driveway leading from the street to the entrance.

The front door is set in the middle of a covered porch and hand painted with flowers and celestial imagery. It opens into a foyer with original peg-and-groove hardwood floors. The living room beyond has a wide box bay window overlooking the hills.

The dining room, which connects to the living room, has whimsical Cole & Son wallpaper above the wainscoting, a chandelier made from steam-bent twigs and sterling silver, and a pass-through window into the kitchen.

The kitchen has a built-in breakfast area surrounded by windows, custom cabinetry painted forest green (a color repeated in the adjacent powder room) and patio access.

From the foyer, a hallway extends to a den with built-in shelving and a brick fireplace and to a bright primary bedroom that has an en suite bathroom with a separate tub and shower.

Also on this side of the house are stairs to the second floor, where there are two spacious guest rooms. They share a bathroom with ocean-colored tile and a claw-foot soaking tub.

Outdoor space: The front entrance and the kitchen’s exterior door are connected by a patio with space for a bench or a swing. A few paces away is a flat area framed by Meyer lemon and lime trees, with two honey-producing beehives nearby. A path winds from there up to the highest part of the lot, which has views of the hills and Highland Park.

This house and its neighbors are part of a tract that was originally known as Sherwood Country Club Estates, named for its proximity to the Santa Ana Country Club, which was founded in the early 1900s and is about five minutes away. The public Newport Beach Golf Course is about the same distance.

In recent years, Orange County has become a hub for tech businesses, and Google’s offices are a 10-minute drive, as is the main campus of the University of California, Irvine.

Size: 2,515 square feet

Price per square foot: $793

Indoors: The attached garage and driveway are directly to the left of the front porch and the entrance.

Across the threshold is a living room with wide-plank floors and white walls that continue into the dining area. The recent renovation included the addition of new windows, a new HVAC system and lighting, including the wrought-iron fixture that hangs over the dining table.

Off the dining area is a family room with a white-brick wood-burning fireplace and sliding-glass doors out to the back patio. To the right of the dining area is an open kitchen with stainless-steel KitchenAid appliances and white-oak shelving. At the far end of the kitchen is a breakfast area with views of the backyard.

Three bedrooms are on this floor, off a hallway that extends from the living room. The large primary bedroom is at the far end of the hall; the en suite bathroom has a double vanity and a walk-in shower. Across the hall are two sunny guest rooms; they share a full bathroom with hexagonal floor tile and a combination tub and shower.

Two more bedrooms are on the second floor, reached by a staircase from the family room. One has a fireplace; the other is currently used as a playroom. A full bathroom completes this floor, with graphic black-and-white floor tile and a new vanity with matte-black hardware.

Outdoor space: The back patio, off the dining area and the family room, is partially covered and large enough for a dining table. The backyard beyond is landscaped with grass and enclosed by a wood fence; one area currently holds a children’s swing set. The garage has space for two cars.

Kensington is an unincorporated community in the Berkeley Hills that shares many services and amenities with the city of Berkeley. This house is less than half a mile from a popular section of Tilden Regional Park, putting it within a short drive or hike of a picnic area, a campground and a working farm where visitors can interact with cows, rabbits and other animals.

Popular restaurants on Shattuck Avenue, including Chez Panisse, are about 10 minutes away, as is the University of California, Berkeley. Oakland is about a 25-minute drive; San Francisco is about 35 minutes away.

Size: 3,292 square feet

Price per square foot: $592

Indoors: The main house is hidden from the street, with a stone footpath leading from the driveway to a courtyard framed by the garage, the detached studio and the main house.

A bright red front door opens into an expansive foyer with green-tile floors and glass doors out to the garden. Straight ahead is a living-and-dining room with high ceilings, a simple stone-framed fireplace and a reading nook.

The kitchen, off this space, was carefully designed by the seller, a cookbook author, for cooking and recipe testing. The Viking appliances are stainless steel with red accents, and the counters offer ample space for food prep. In the corner is a sunny breakfast area with a wood booth that has a view of the courtyard.

A hallway off the living area leads to the three bedrooms on this level. At one end is the primary suite, which has its own exterior entrance, a sitting room that overlooks the hills and a bathroom with a tub and shower. The two guest rooms have box bay windows and hardwood floors; the bathroom they share, off the hall, has a stall shower.

Another bedroom is upstairs, with a built-in window seat and a wall closet; next door is a bathroom with a combination tub and shower lined with pink tile. Also upstairs is a spacious room with built-in bookshelves and windows with sweeping views of the property.

An in-law unit with a private entrance, below the main level, has one bedroom and one bathroom.

Outdoor space: There are two additional structures on the property: the detached garage, which holds two cars, and a studio, used by the sellers as office space. The garden is extensive, with planter boxes holding a variety of herbs and vegetables. Next to the garden is a patio for outdoor dining. A hot tub sits between the deck and a row of fruit-bearing trees.
